Below are some common Questions and Answers to give you more information
about staying and playing at Waters Run!

Check-in is from 4:00pm to 6:00pm. If you will be arriving after 9:00pm, please reach out to let us know to make special arrangements. Check-out is 11:00 am. Early check-in and late check-out will be accommodated based on business demands and availability. Please contact the front desk with requests in advance.

At Waters Run, every guest reservation is both important and special to us. If your travel plans change and you must cancel your reservation, please call us at least 14 (fourteen) days prior to your arrival date to cancel your reservation.

In the unlikely event that you must cancel with less than fourteen (14) days’ notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

Travel protection packages are also available upon booking.

Unfortunately, as much as we love our furry family members, there is a no pet’s policy at Waters Run. This allows us to provide the best possible experience for all guests in our intimate space and ensure the comfort of those with allergies.

Our complimentary buffet-style breakfast is served daily in our guest kitchen from 7:00-10:00 am. At Waters Run, it is our aim to source as many ingredients as possible from local farms and producers, truly highlighting the bounty the area has to offer. Breakfast offerings will change seasonally to feature fresh local ingredients, always made from scratch in our own kitchen. *Please alert our team when booking or check-in of any serious food allergies.

We also offer complimentary light snacks for happy hour following check-in, from 5:00-6:00 PM. We have a thoughtful selection of local Maine-made beer and cider, as well as wines available for purchase while you unwind and settle in for your stay!

We are a short 10-minute drive from public boat launches on both Cobbossee and Annabessacook lakes!

The property is located off the beaten path, allowing guests to enjoy the quiet beauty of rural Maine. We are only a short drive to Augusta, and an even shorter drive to The Maine Cabin Master’s headquarters in Manchester where you can stop by The Woodshed and the Kennebec Cabin Company store for great eats, entertainment, and locally made goods and wares. 

For those seeking to connect with nature during their stay, we are close to many hiking trails, lakes, and within a couple of hours to popular destinations such as Saddleback Mountain, Sugarloaf, Acadia National Park, and Coastal Maine.

Yes, we have two options for guests requiring ADA accommodations including our Clearwater Suite (located on the first floor of the main building) as well as our Katahdin Cabin (located adjacent to the meadow on the property).
